Standard Residential Inspection

This is our comprehensive inspection for home buyers. All inspections include thermal imaging, as well as drone roof inspections when the inspector is unable to safely access all parts of the roof on foot. Pricing is based on square footage & begins at $315.

Re-Inspection

Once a seller has made any repairs that you requested following your initial inspection, we will come out to verify that those repairs have been completed correctly. Our base re-inspection fee is $200, but additional charges may be added based on travel and number of repairs being re-inspected.

Condo Inspection

Because we don’t have all of the same exterior components to inspect at condominiums, we offer a reduced rate. All condo inspections include thermal imaging. Condo inspections are based on square footage and begin at $280.

11th Month Warranty Inspection

Most builders offer a 1 year warranty on new homes. We will come out for a full inspection in the 11th month before the builder’s warranty expires. This way, you’ll have an opportunity to ask the builder to correct any deficiencies before it’s too late. An 11th month warranty inspection will cost $315 for homes up to 2000 sq ft.

Pre-Listing Inspection

This is our standard residential inspection at a reduced rate for current homeowners who are putting their homes on the market. Having an inspection prior to listing your home will allow you to either make repairs beforehand, or to provide estimates for larger repairs to buyers up front. In a typical transaction, home buyers will have inspections within the first 2 weeks of executing a contract. Buyer and seller will then have a second negotiation over repairs at that point. This step can be eliminated by providing an inspection report to prospective buyers, which means that the contract you accept is more likely to make it to closing. Pricing is based on square footage & begins at $315 for up to 1000 sq ft.

Radon Testing

Radon is an odorless gas that is the second leading cause of lung cancer in the United States. Elevated radon levels are common in our area, with Oconee County having the highest incidence of elevated radon tests. It’s always a good idea to have your new home tested for radon, but we strongly recommend radon testing for Anderson, Oconee, Pickens, and Greenville counties in particular. As an add-on service with your inspection, radon testing is only $100. Stand-alone radon testing is $175. Radon mitigation costs can be anywhere from $1000-$4000, which can be quite a shock to unsuspecting sellers. We do not perform radon mitigation ourselves but can recommend service providers to our clients as needed.

Thermal Imaging

Infrared (thermal imaging) is an advanced, non-invasive technology that allows the inspector to show homeowners things about their homes that can’t be revealed using conventional inspection methods. In terms of energy loss, thermal imaging can detect broken seals in double paned windows, as well as heat loss & air infiltration in walls, ceilings, floors, windows, and doors. Thermal imaging can also detect moisture intrusion such as plumbing leaks, hidden roof leaks, and moisture penetration in the foundation – all of which can lead to structural damage and mold. With IR cameras, we can locate electrical hot spots that might be fire hazards, and we can even discover hiding spots for pests. Thermal imaging is included with all of our inspections at no cost.

Drone Roof Inspection

It is not always possible for a home inspector to walk on every part of a roof in order to inspect it. Sometimes the condition of a roof is too poor, and the inspector would risk further damaging the home by walking on it. Other times, the roof may be unsafe for the inspector to walk on. Possible situations include roofs that are too high, have too steep of a pitch, or are wet or covered with slippery moss. Another potential hurdle can be intricate rooflines with inaccessible areas. In these cases, many home inspectors will simply view the roof with binoculars from the ground or from a ladder. Using a drone allows our inspector to observe all areas of the roof that are not obstructed by leaves, tree branches, or other items. This service is provided at no extra charge to our clients. Without a drone, the buyer’s alternative would be to hire a roofer to do an inspection, but you have to be careful doing that. Many roofing companies do not offer inspection services. Their goal is to be hired to replace a roof, so they will provide an estimate but not a report. Few roofers offer inspections with written reports and photos, and those that do will typically charge over $300 to inspect the roof alone.
